I was one of the 1st tenants to move in before we had an active building manager & the large building was just being built. Hence I'm aware of the pd parking being initiated due to cheap tenants not wanting to pay for personal parking. Firstly it was mis-managed by a horrible property management company being Devon Properties. Then First Service Residential took over & had to clean up the mess Devon left. I'm extremely happy with the current staff of First Service Residential & what they've done so far to the property. People just need to understand they live in shared living & situations have a process to go through to be completed. I love the floor I live on & great neighbors. Way to go First Service Residential. If you're not happy here then don't live here & make it miserable for others. I love it here 😁

An Update: Living in this building continues to be a delightful experience, and the community events make it even better. Recently, we had an event with a jumping castle, delicious pizzas, and snacks. It was fantastic for both kids and adults. Not only did it create a joyful atmosphere, but it also gave us a chance to connect with our neighbors. A big shout-out to Nikki, Eva, and Sanji for organizing such a fun and memorable gathering. Let me break it down: Location: The location is fantastic! It's conveniently close to shopping centers, making errands a breeze. Neighborhood: The neighborhood is mostly new-built and beautiful. I love the modern vibe and well-maintained surroundings. Community events: Recently, I participated in a yoga event held in the open space of the building. It was delightful—a great way to connect with neighbors and stay active. Thin Walls and Ceiling: The walls and ceiling are really thin. You'll hear your neighbors more than you'd like. If you're a light sleeper or value peace and quiet, consider this aspect before moving in. Cleaning: One recommendation for improvement: The floors of the shared areas could be cleaned more regularly. This would enhance the overall living experience and maintain the building’s pleasant environment. I have had a horrible experience living at Bluestone. The building is cheaply built and has the worst soundproofing that I have experienced. I’d be in the hallway and I could hear people doing dishes, making food, etc in their apartments. My upstairs and downstairs neighbours would disturb my sleep constantly due to the lack of adequate soundproofing. Residents pay a lot of money to live here and should be able to live their lives without disturbing others or being disturbed themselves. First Services charges an “online payment processing fee” of ~0.99% (so about $20/mo) to pay rent online through their portal. This fee applies for credit card and pre auth debit payments. According to a conversation I had with the RTB, this is not permitted. Tenants should not have to pay extra just to pay their rent. This is slimy and unethical. Especially when it’s not on our lease agreement. A lot of the staff working for First Service were rude, dismissive, and unresponsive in my interactions with them. Also, their office in Vancouver seems irresponsible as they misplaced the bank draft we sent for the damage deposit, and were rude about it. They stopped communicating with us for weeks and then ended up finding the lost deposit (after we followed up). They did not apologize or take accountability. The staff we spoke with during this were rude and acted like we were inconveniencing them. People let their dogs go to the bathroom inside. The common areas (hallway, gym, etc) smell bad a lot of the time and are not very clean. “Secured” underground parking is $95/mo per spot, but the gate will not work for months at a time. It was down from February until April 2024. It went down again for weeks after that in the summer. This is a significant safety and security concern for the residents as anyone can access the buildings through the parking garage without having to scan in. Visitors have to pay to park which is ridiculous. We were told when viewing the property that water was included, then on signing the lease we found out that it wasn’t. They use a third party company that charges marked up rates for water. People smoke right outside the buildings and litter everywhere. Our apartment was not very clean when we moved in. The dishwasher literally had food in it, the baseboards were damaged and dusty, and the fridge had dents on it. Shower randomly gets scalding hot with no warning. Despite having nearly two months of notice, they couldn’t even book the elevator for us to move out because the lock off was broken and “that’s not a priority to be fixed”. Was just the cherry on top of a horrible 13 month living experience.

Disappointing Experience – Looks Can Be Deceiving We've lived at Bluestone Apartments for nine months, and had we known what this complex was really like, we would not have moved in. The initial presentation was deceiving. When we toured, we were shown an empty suite in another building and were impressed by the spacious gym with large windows and outdoor access. We assumed all the buildings had similar amenities—this was not the case. The gym in our building is small, has no windows, and when we requested access to the better-equipped gym, we were told it wasn’t allowed due to "safety measures"—even though all residents can access any building via underground parking. Speaking of parking, be prepared to pay extra. Underground parking costs $85 per month, while above-ground spots are $75—yet visitor parking is paid ($2/hour), and residents frequently use it, leaving paying tenants frustrated. Everything here feels like an extra charge—storage cages (not real lockers) cost $300, and even water is metered separately in each unit. Management turnover has been constant—we're now on our third building manager, third cleaning company, second landscaping company, and third rental sales representative in just nine months. Noise is another major issue. The walls and ceilings have little to no soundproofing; we constantly hear loud music and heavy footsteps from neighboring units. Complaints to management go ignored. Adding to our concerns, we later learned that previous negative reviews for this complex were buried when management shut down the old Google review page and relaunched a new one. To boost ratings, they even hosted an event with pizza and bouncy castles in exchange for positive reviews. Overall, while the apartments may look appealing at first, the reality is far different. If you're considering moving in, be aware of the hidden costs, poor sound insulation, lack of consistent management, and deceptive marketing tactics. We regret our decision to move here.

We moved into these apartments summer of 2024. The first day we moved into these apartments our next door neighbours had their stereo system booming at 1:30am in the morning. It took several months of complaints to management to have that dealt with as we had repeatedly been disturbed by our neighbours on multiple occasions. Our requests for peace and quiet were undermined and disregarded. I made recommendations to their management about the use of subwoofers in an apartment building and how this can affect other people’s peace and quiet in their own homes which was disregarded by management. If you’re considering renting here be advised to keep your options open to better places. The building has a nice façade on the exterior and is maintained but there’s a few things you should be aware of. In only 8 months since we’ve moved here there have been two building managers that have quit. Everything is extra, from parking, storage, water, etc. Be prepared and take into consideration all of these additional costs on top of your rental costs. Unfortunately we have been disappointed by our experience. We’ve since had another tenant move into the unit across from us and they’ve been blasting their music and it’s been disturbing us regularly for the last couple months. I don’t like writing negative reviews but it’s been extremely frustrating and exhausting trying to fight for our peace and quiet that we pay very good money to live here. Instead of having bouncy castles, pizza parties and dog grooming maybe focus more on the people who operate these places. The last building manager did a great job for the amount of responsibilities they had. We chose to move into this building because we thought it would be a great place to live. Unfortunately I’ve never felt less at home. I truly hope management can help make this a better experience for the tenants not just the investors.

I would not recommend living here. The staff is very disorganized and our place was filthy when we moved in. You have to pay for absolutely everything including water (we were told this was included), parking, visitor parking, & storage. You also have to pay and “admin fee” to pay your rent online… Very rude and dismissive staff. These are very expensive apartments, we shouldn’t have to go looking for cheques and bank drafts the staff has lost. Mistakes happen but an apology wouldn’t hurt for wasting our time. Please stay far away from this place. Plenty of other options in the city now.

Hello...my wife and I have been here since the beginning and absolutely love it here.Love the property..the dog park...and love being in the North End. Very friendly property and building management, and the people that live here are very nice too.We have found everything in the the apartment to our liking. KEEP UP THE GOOD WORK !!

I've lived here since shortly after the complex opened... through 3 different property management companies... and a list of building managers so long that I've lost count. - they somehow got rid of previous ratings (my old one is gone) and started fresh by bribing people to leave positives reviews for free pizza (check them out), so the high star rating is bogus - thin floors/ceiling - doors amplify sounds coming from apartments - conversations are clear as a bell - frequently malfunctioning heat pumps - service tech says heat pumps were bought 2nd hand - heat pump was repaired, but they left the green gunk that dripped down the wall. Plus the wet (not wood) baseboard shrunk and warped - non-secure storage lockers - only 6 VERY slow EV chargers (Level 1 with reduced power… 205V - 6A = 1km per hour of charge) - building didn’t begin construction until after bylaw that states 25% of stalls must have Level 2 chargers - easy vandal access to cars, bikes and apartments from repeatedly broken parking garage gate - absolutely no recourse if someone continually steals your parking stall - I’ve been kicked out of my parking stall because, after 5 years, they now claim it should be for EVs, even though it’s a couple of spots down from an EV charger - No free visitor parking, and off property parking may take you blocks away - security patrol after parking lot shooting lasted 3 months with empty promise of ongoing security - parking patrol deliberately ripped people off with bogus tickets - relentlessly send spam - I suspect they gave out everyone's email address - over-charged numerous times - especially when a new management company comes in or when the property management screws up - outer walls are very poorly insulated against temperature and highway noise - the floor near the outer walls gets cold in winter - sirens are very frequent as this is a popular road to travel by emergency vehicles - balconies on the Uplands Dr facing apartments rapidly become covered in soot from car exhaust - no window washing or patio power spraying done - buildings have been settling so much that the doors are grossly misaligned and hard to close/lock - noisy always-on bathroom fans need to be manually disabled by switches in the fan housing - only one elevator - which can be a challenge when occupied by movers - without hot water for 3 days because it was the weekend, and having no hot water doesn’t qualify as being urgent enough to attend to on the weekend - even though the very loud heater alarm started on a Friday - extremely slow (even reluctant) to fix issues - require a full month-and-a-day notice to cancel a parking stall or storage locker, which is a clear money grab - garbage pickup frequency needs to double, as its overflowing on the weekends - hallway floors are no longer vacuumed (they use a kitchen-style roller instead - which does not extract embedded dirt) - paint chips and dents in public areas don't get fixed - transparent elevator ceiling is thick with over an inch of gross dust - 6 button key fob is ridiculously big - and you only need one button - 3 year old gum has a home in the elevator - key fob access doesn't work to storage lockers, even though there’s an access box there for it - key fob access between apartments and parking garage is backwards. Easy for vandals
